This is episode #433, and my guest today is Tim Grimmett. Tim is a veteran real estate investor that’s been investing for 20 years. He’s seen market cycles, and more importantly, has seen lots of other investors, including himself, focus on things that don't get them closer to their goals. Most of us have financial and lifestyle goals, but more often than not, our investing activities lead us down a path where we’re not getting closer to our goals….such as rehabbing or wholesaling a property that could have been a great rental…with the potential to pay us for a lifetime. Today we talk all about building a business that can set us free, and making sure we focus on the activities that will get us there. BTW – if you haven't yet, please subscribe to the show from wherever you’are listening to is today, and we'd love a positive review on iTunes, Stitcher, Google Play, YouTube, or any other platform you might find us on! Please help me welcome Tim to the show!

This is episode #432, and my guest today is Mitch Stephen. Mitch is one of the nation's leading experts on the Owner Finance model, but today, we're talking mainly about the importance of private money to you as a real estate investor. There are lots of different ways to finance deals, but private money is generally the most patient, one of the lowest costs for your business, and as scalable as you need it to be. We not only discuss the pros and cons of private money, but share some thoughts on how you can get started raising money yourself. Please help me welcome Mitch Stephen to the show.

This is episode #431, and my guest today is Dr. David Phelps. David is a good friend, someone I have a great deal of respect for, and a voice of inspiration for real estate investors and entrepreneurs. There is a shift coming in the real estate market. I'm not saying there’s going to be a crash, but there have always and will always be market cycles. Truthfully, there’s more opportunity in down markets than up markets, if you plan ahead and prepare. Today we talk about preparing for the market shift, the importance of surrounding yourself with the right people in your business, and how to stay principled in your business so you can thrive in up and down markets. Ready? Please help me welcome David Phelps to the show!

This is episode #430, and my guest today is Greg Yuter, a Philadelphia based investor. Like myself, Greg is a Corporate Refugee. In fact, many real estate investors, maybe you included, left corporate America to get into real estate investing, or are in the process of doing just that. Today we talk all about leaving corporate America, or a job that you aren't in love with to build a successful real estate investing business. Truthfully, there are a lot of skills and experiences you may have learned that you can apply to your business, just like Greg has, including the ability to prosper in both up and down markets. Let’s get started. Please help me welcome Greg Yuter to the show!

This is episode #429, and my guest today is Nick Legamaro. Nick is a seasoned investor in the Dallas Fort-Worth market, and an expert at the Owner Finance model. Many of us get into real estate investing to build long term wealth, usually through rental properties. However, owning rental properties can also be a pain. The seller finance model serves a big need in the marketplace, and is perhaps one of the best wealth building strategies for single family home real estate investors, especially in affordable housing markets. Ready to learn about the Seller Finance model? Please help me welcome Nick Legamaro to the show.

This is episode #428, and my guest today is Travis Baucom out of Waco Texas. Today we talk about how to operate a successful Air BnB Business. There are a few prominent trends that have happened for real estate investors over the past few years, and short term rentals through Air BnB is one of those trends. As investors in a competitive part of the market cycle, it’s only natural that we start to look for ways to generate higher revenue out of the same houses that we might otherwise fix and flip or keep as a rental, to make up for the fact that finding deals is more difficult now. If you've considered jumping into Air BnB as a business model for your real estate investing business, you'll learn a lot from today’s show. Please help me welcome Travis Baucom to the show.

This is episode #427, and my guest today is Richard Gonzales out of San Antonio Texas. Today we talk about leverage. When I use that word, your first though may have been around leveraging money, but that’s not what we talk about today. We discuss leveraging other people’s talents and time for your business, the use of systems and processes to leverage your capabilities, and using marketing to leverage your ability to communicate with a large audience. Of course, without solid leadership, none of the things I just mentioned will be possible, and you'll be out of business before you know it. Let’s face it. Most of us didn't get into this business with small dreams. But without a good team, you can't reach your dream. Please help me welcome Richard Gonzales to the show!

This is episode #426, and my guest today is Ramon Gonzales. I hope you're ready for some DEEP conversation today, and Ramon and I get pretty deep on mindset, focusing on your unique ability, and just all around being true to yourself. Real estate investing is an easy business to lose yourself in. By that, I mean…work so hard that you forget about what’s important to you. That leads to a few potential issues. First, you just may end up successful financially, but have a hard time enjoying the fruits of your labor, as you have taught yourself to enjoy the struggle vs. being at peace. Or even worse, you're so focused on the challenges you face in this business that you get discouraged and never event find success. This is a powerful episode that you'll learn a lot from, regardless of your level of experience. Please help me welcome Ramon Gonzalez.

This is episode #425, and my guest today is Steve Bighaus. Steve is an expert at using government backed loans like Fannie and Freddie for financing single family rental properties for investors like you and me. I've actually known Steve for several years, and with over 30 years of experience, his knowledge is invaluable. Today we talk about financing your first 10 rental properties, and the pros and cons of different types of financing that might be available to you. We also discuss the pros and cons of paying down debt quickly vs. staying highly leveraged, and where Steve thinks we're at in this market cycle. If you understand the power of building wealth with rental properties, get a pen and paper ready for this episode! Please help me welcome Steve Bighaus to the show!

This is episode #424, and my guest today is Adrien Chabot. Adrien is a Northwest Indiana real estate investor, just around the bend from Chicago. He has been a full time real estate investor for only about 2 years, and with his partner, is on track to do around 100 deals this year. Like many of us in this market cycle, Adrien started to feel his margins getting pinched, because of higher marketing costs and sometimes having to pay more to get deals. He could have just accepted lower margins, but he has come up with a number of techniques to sell his properties for more, which has allowed him to nearly double his profits. Today he’s going to share those tips with you! Get you pen ready, as there are some powerful tips shared during this episode. Please help me welcome Adrien to the show!

This is episode #423, and my guest today is Trevor Mauch, CEO of Investor Carrot. Trevor and I have become friends over the past several years, and he’s really become my go to person for what’s working now in online advertising. In fact, that’s what we talk about today….how to stand out in a competitive market, even if you're new to the business. No matter how competitive you think your market is, most investors will postpone some relatively simple steps to make themselves stand out online, and generate more qualified leads. If you’re ready and willing to take action, that’s the first big step in taking your investing business to the next level. It’s a great show, packed with solid info…so let’s jump in. Please help me welcome Trevor Mauch to the show.

This is episode #422, and my guest today is Cherif Medawar. Cherif is a member of my Investor Fuel real estate mastermind, and when he first joined and shared some of the things he does in real estate, he blew the minds of some of America’s most successful investors. It’s rare that we talk about a topic on this show that hasn't come up before, after 422 episodes, but today is one of those episodes. Cherif is going to share with us how to flip commercial properties for big profits. The concept is just as easy to understand as wholesaling residential properties, except your profits may have more commas and zeros! We all drive past vacant commercial properties…probably every single day. We sometimes forget that the owners of those commercial properties may be suffering from some of the same issues that traditional home owners have. Divorce, health issues or financial issues. They may have had a very long term tenant in the property previously that had a triple net lease, and the landlord didn't have to do anything. But now that the tenant is gone, they may have absolutely no idea what to do next. I don't want to steal our thunder from the show…so let’s get started. Please help me welcome Cherif Medawar to the show!

Scott doesn’t hold back, and shares the pros and cons to self-storage investing, as well as how to get started. Let’s jump in…please help me welcome Scott Meyers to the show!

This is episode #420, and my guest today is Rashad Sullivan. Rashad is only 26 years old, but wise beyond his years. He got out of college just a couple years ago, followed the traditional path of going into corporate America, and quickly realized it wasn't for him. It just his second year in investing, he earned more than 10X what he was making in the corporate world. Today you'll not only learn more about Rashad and his path to financial freedom, you'll learn what it takes to be successful in real estate investing. The importance of defining exactly what it is that you want, focusing on what you're good at, outsourcing what you're not good at, and finding the right mentor and the right group to surround yourself with. This episode will inspire you, and hopefully energize you into action taking mode! Please help me welcome Rashad Sullivan to the show.

This is episode #419, and my guest today is Dan Schwartz. Dan and I have become friends over the last few years, and we're both huge believers in what technology can do for your business. Dan operates a couple of technology products for investors, and given that he literally has hundreds of real estate investor customers, he has his proverbial ‘ear to the ground’ like few others in our industry. Today Dan shares what he calls the “REI Lead Maximizer”, that is…the 3 things that America’s top real estate investors are doing today to stay ahead of the competition and operate the most profitable businesses possible. Get your notepad ready…as there are some powerful nuggets in today’s show. Please help me welcome Dan Schwartz to the show!

This is episode #418, and my guest today is my friend Michael Blank. Michael is a multi-family investor, but he didn't start that way. He started his entrepreneurial career by investing in restaurants, which ended badly, and by flipping single family houses. Single family houses are near and dear to my heart…but there’s a lot of appeal to moving the wealth needle much faster with larger multi family deals. Today Michael shares how the average person can get started investing in multi family deals, even if you don't have a lot of money yourself. He clears some common misconceptions that multi-family is not just for successful single family house investors that kind of “graduate” to multi-family, and there are ways around concerns that you may have around lack of experience and lack of funding. Let’s get this party started. Please help me welcome Michael Blank to the show.

This is episode #417, and my guest today is Larry Higgins, a Skip Tracing expert. As a real estate investor, there’s nothing more important than LEADS. For that reason, it’s critical that you stay on the cutting edge of what’s working now to connect with motivated sellers. For those that believe that this market is too hot – consider that the number of motivated sellers in America with distressed houses to sell hasn't changed meaningfully. We don't wish this on anyone…but as long as there’s death, divorce, tenants tearing up rental properties and all the other situations that happen in life, there will be distressed seller situations. However, you might need to use a different technique to communicate with sellers. Today, Larry shares what’s working now in skip tracing and cold calling prospective sellers. His techniques can be used by anyone, even if you have little to no marketing budget. If you want to do more deals – don't miss this episode. Please help me welcome Larry Higgins to the show!

This is episode #416, and my guest today is Luis Ontiveros. Luis has been on the show before, a little over a year ago, and shared his amazing story of being in the wrong place at the wrong time in his youth, which ended up landing him in the California State Prison…then getting out a new man ready to change his ways and not take life for granted again. He went on to truly become a very successful real estate investor, operating in several different markets. This is the short version of his story, of course. On today’s show, Luis is here to share some techniques that he and his team are using to continue to dominate markets. I'm not joking…he shares exactly how to do what his team is doing, and it’s something that you can start doing today, even if you don't have much of a budget to get started. If you want it bad enough, today’s show just might change your life. If you're already as active real estate investor, you can take the lesson learned today and roll it out to your team to start doing more deals. Let’s get started! Please help me welcome Luis Ontiveros to the show.

This is episode #415, and my guest today is my good friend, Edwin Kelly, CEO of Specialized IRA Services. I talk to lots of real estate investors, or those aspiring to get started. A common “need” from investors is access to more capital, and usually it’s said with the underlying belief that it’s difficult to get access to money. Today Edwin shares how there’s more than $25 Trillion (yes, capital “T”) in retirement accounts, much of which is looking for a new home. In fact, there’s over $500 Billion already in self-directed retirement accounts, and that amount is growing rapidly. The money you need to grow your real estate investing business is all around you. You just need more direction on how to tap into it, and direction on how to do it in a way where you're providing incredible value to those folks in the process, certainly relative to where they have their money parked today. We talk all about it on today’s show. Please help me welcome Edwin Kelly to the show.

This is episode #414, and my guest today is Brad Woodall, an Atlanta based real estate investor. I met brad after he joined my Investor Fuel real estate mastermind. He’s a great guy…and at the time, was still working full time, and investing on the side. After a year or so and starting to ramp up his business, he learned that his job was in the way of his investing business. That’s when he knew it was time to quit his job to focus full time on investing. If you're new or newer to real estate investing, you'll appreciate this conversation. Even if you've been in the business for a while, but maybe stuck in your growth, you'll enjoy today’s show. Sometimes you just need a ‘do over’, maybe this episode is it! This is episode #413, and my guests today are Luciano Aires and Moon Kim. Today we talk about the differences of truly turning your real estate investing business into an actual BUSINESS. See, most real estate investors end up trapped essentially in the “Self Employed” stage of their business, where they’re responsible for doing every task that needs to be done. None of us started in real estate investing to be a slave to our own business, where our business suffers if we take a vacation, spend more time with family, or God forbid, get sick. In fact, I’d argue that every real estate investor wants the exact opposite. That said, it doesn't end up that way for most. If you're just getting started, or already doing deals, but stuck in the self-employed stage of your business, you're really going to get a lot out of this show. Luciano has been a real estate investor for 6 years, but was simply self employed. After joining my Investor Fuel mastermind and getting around some others in the group with incredible talents, he made the shift to truly become a business owner. The results…in the first quarter of this year, he bought as many houses has he’s purchased in any full year in the past. Aside from at least quadrupling his business, he now has a team to do all the things he’s not good at or doesn't like to do. Let’s jump into today’s show. Please help me welcome Luciano Aires and Moon Kim to the show.

This is episode #412, and my guest today is Michael Jake. Today we talk a lot about market cycles, and how you can prepare yourself to weather the ups and downs of any market. We talk about how not all exit strategies are a fit for all markets, and discuss some different ways that you can insulate yourself financially from more challenging times. Michael Jake is a veteran, and a friend that I highly respect. He largely started by wholesaling, but has built up a very significant asset base with rentals and notes that allows him to work just a few days a month and live the lifestyle he wants. Please help me welcome Michael Jake to the show.

This is episode #411, and my guest today is Ryan Scialabba. Many real estate investors that find success end up getting trapped in what I call “Self Employed”. They're not ‘business owners’ or entrepreneurs, they own a job. Fact is, almost everyone that starts in real estate investing does it with the hope for not only financial freedom, but time freedom as well. If you do everything in your business, you can't ever leave your business. If you go on vacation, your business suffers. If you spend more time with family, your business suffers. If something happens to you, your business stops. Today we talk about building your business from a one man (or woman) shop to a team structure, as well as how to get started. You deserve more freedom…let’s talk about how to get it. Please help me welcome Ryan to the show.

This is episode #410, and my guest today is Ted Snyder. Ted is living the proverbial real estate investor dream. He’s bought around 650 houses over the past 10 years or so, and trotted the globe while doing it…visiting 35 countries during that time. Though he lives in California now, he buys properties virtually, all over the country. He doesn't spend money on advertising, and doesn't even have any employees. What is this magical investing model you ask? Ted buys at online auctions for most of his deals, which has enabled to live the life of his dreams. We talk all about it in today’s episode. Please welcome Ted Snyder to the show!

This is episode #409, and my guest today is RJ Bates III. In today’s show, we learn more about RJ’s journey from the brink of failure to doing over 100 deals a year, and branching out into multiple markets. We talk a lot about following and finding your passion today, and the importance of passion and massive action plays in your success. It’s no surprise that many real estate investors fail, usually before they ever really even get started. A big part of this failure can be attributed back to lack of passion, and certainly to not taking massive action. RJ is a great guy, and you'll be inspired by today’s episode. Please help me welcome RJ Bates III to the show.
