This is episode #420, and my guest today is Rashad Sullivan. Rashad is only 26 years old, but wise beyond his years. He got out of college just a couple years ago, followed the traditional path of going into corporate America, and quickly realized it wasn't for him. It just his second year in investing, he earned more than 10X what he was making in the corporate world. Today you'll not only learn more about Rashad and his path to financial freedom, you'll learn what it takes to be successful in real estate investing. The importance of defining exactly what it is that you want, focusing on what you're good at, outsourcing what you're not good at, and finding the right mentor and the right group to surround yourself with. This episode will inspire you, and hopefully energize you into action taking mode! Please help me welcome Rashad Sullivan to the show.

This is episode #419, and my guest today is Dan Schwartz. Dan and I have become friends over the last few years, and we're both huge believers in what technology can do for your business. Dan operates a couple of technology products for investors, and given that he literally has hundreds of real estate investor customers, he has his proverbial ‘ear to the ground’ like few others in our industry. Today Dan shares what he calls the “REI Lead Maximizer”, that is…the 3 things that America’s top real estate investors are doing today to stay ahead of the competition and operate the most profitable businesses possible. Get your notepad ready…as there are some powerful nuggets in today’s show. Please help me welcome Dan Schwartz to the show!

This is episode #418, and my guest today is my friend Michael Blank. Michael is a multi-family investor, but he didn't start that way. He started his entrepreneurial career by investing in restaurants, which ended badly, and by flipping single family houses. Single family houses are near and dear to my heart…but there’s a lot of appeal to moving the wealth needle much faster with larger multi family deals. Today Michael shares how the average person can get started investing in multi family deals, even if you don't have a lot of money yourself. He clears some common misconceptions that multi-family is not just for successful single family house investors that kind of “graduate” to multi-family, and there are ways around concerns that you may have around lack of experience and lack of funding. Let’s get this party started. Please help me welcome Michael Blank to the show.

This is episode #417, and my guest today is Larry Higgins, a Skip Tracing expert. As a real estate investor, there’s nothing more important than LEADS. For that reason, it’s critical that you stay on the cutting edge of what’s working now to connect with motivated sellers. For those that believe that this market is too hot – consider that the number of motivated sellers in America with distressed houses to sell hasn't changed meaningfully. We don't wish this on anyone…but as long as there’s death, divorce, tenants tearing up rental properties and all the other situations that happen in life, there will be distressed seller situations. However, you might need to use a different technique to communicate with sellers. Today, Larry shares what’s working now in skip tracing and cold calling prospective sellers. His techniques can be used by anyone, even if you have little to no marketing budget. If you want to do more deals – don't miss this episode. Please help me welcome Larry Higgins to the show!

This is episode #416, and my guest today is Luis Ontiveros. Luis has been on the show before, a little over a year ago, and shared his amazing story of being in the wrong place at the wrong time in his youth, which ended up landing him in the California State Prison…then getting out a new man ready to change his ways and not take life for granted again. He went on to truly become a very successful real estate investor, operating in several different markets. This is the short version of his story, of course. On today’s show, Luis is here to share some techniques that he and his team are using to continue to dominate markets. I'm not joking…he shares exactly how to do what his team is doing, and it’s something that you can start doing today, even if you don't have much of a budget to get started. If you want it bad enough, today’s show just might change your life. If you're already as active real estate investor, you can take the lesson learned today and roll it out to your team to start doing more deals. Let’s get started! Please help me welcome Luis Ontiveros to the show.

This is episode #415, and my guest today is my good friend, Edwin Kelly, CEO of Specialized IRA Services. I talk to lots of real estate investors, or those aspiring to get started. A common “need” from investors is access to more capital, and usually it’s said with the underlying belief that it’s difficult to get access to money. Today Edwin shares how there’s more than $25 Trillion (yes, capital “T”) in retirement accounts, much of which is looking for a new home. In fact, there’s over $500 Billion already in self-directed retirement accounts, and that amount is growing rapidly. The money you need to grow your real estate investing business is all around you. You just need more direction on how to tap into it, and direction on how to do it in a way where you're providing incredible value to those folks in the process, certainly relative to where they have their money parked today. We talk all about it on today’s show. Please help me welcome Edwin Kelly to the show.

This is episode #414, and my guest today is Brad Woodall, an Atlanta based real estate investor. I met brad after he joined my Investor Fuel real estate mastermind. He’s a great guy…and at the time, was still working full time, and investing on the side. After a year or so and starting to ramp up his business, he learned that his job was in the way of his investing business. That’s when he knew it was time to quit his job to focus full time on investing. If you're new or newer to real estate investing, you'll appreciate this conversation. Even if you've been in the business for a while, but maybe stuck in your growth, you'll enjoy today’s show. Sometimes you just need a ‘do over’, maybe this episode is it! Please help me welcome Brad Woodall to the show!

This is episode #413, and my guests today are Luciano Aires and Moon Kim. Today we talk about the differences of truly turning your real estate investing business into an actual BUSINESS. See, most real estate investors end up trapped essentially in the “Self Employed” stage of their business, where they’re responsible for doing every task that needs to be done. None of us started in real estate investing to be a slave to our own business, where our business suffers if we take a vacation, spend more time with family, or God forbid, get sick. In fact, I’d argue that every real estate investor wants the exact opposite. That said, it doesn't end up that way for most. If you're just getting started, or already doing deals, but stuck in the self-employed stage of your business, you're really going to get a lot out of this show. Luciano has been a real estate investor for 6 years, but was simply self employed. After joining my Investor Fuel mastermind and getting around some others in the group with incredible talents, he made the shift to truly become a business owner. The results…in the first quarter of this year, he bought as many houses has he’s purchased in any full year in the past. Aside from at least quadrupling his business, he now has a team to do all the things he’s not good at or doesn't like to do. Let’s jump into today’s show. Please help me welcome Luciano Aires and Moon Kim to the show.

This is episode #412, and my guest today is Michael Jake. Today we talk a lot about market cycles, and how you can prepare yourself to weather the ups and downs of any market. We talk about how not all exit strategies are a fit for all markets, and discuss some different ways that you can insulate yourself financially from more challenging times. Michael Jake is a veteran, and a friend that I highly respect. He largely started by wholesaling, but has built up a very significant asset base with rentals and notes that allows him to work just a few days a month and live the lifestyle he wants. Please help me welcome Michael Jake to the show.

This is episode #411, and my guest today is Ryan Scialabba. Many real estate investors that find success end up getting trapped in what I call “Self Employed”. They're not ‘business owners’ or entrepreneurs, they own a job. Fact is, almost everyone that starts in real estate investing does it with the hope for not only financial freedom, but time freedom as well. If you do everything in your business, you can't ever leave your business. If you go on vacation, your business suffers. If you spend more time with family, your business suffers. If something happens to you, your business stops. Today we talk about building your business from a one man (or woman) shop to a team structure, as well as how to get started. You deserve more freedom…let’s talk about how to get it. Please help me welcome Ryan to the show.

This is episode #410, and my guest today is Ted Snyder. Ted is living the proverbial real estate investor dream. He’s bought around 650 houses over the past 10 years or so, and trotted the globe while doing it…visiting 35 countries during that time. Though he lives in California now, he buys properties virtually, all over the country. He doesn't spend money on advertising, and doesn't even have any employees. What is this magical investing model you ask? Ted buys at online auctions for most of his deals, which has enabled to live the life of his dreams. We talk all about it in today’s episode. Please welcome Ted Snyder to the show!

This is episode #409, and my guest today is RJ Bates III. In today’s show, we learn more about RJ’s journey from the brink of failure to doing over 100 deals a year, and branching out into multiple markets. We talk a lot about following and finding your passion today, and the importance of passion and massive action plays in your success. It’s no surprise that many real estate investors fail, usually before they ever really even get started. A big part of this failure can be attributed back to lack of passion, and certainly to not taking massive action. RJ is a great guy, and you'll be inspired by today’s episode. Please help me welcome RJ Bates III to the show.

This is episode #408, and my guest today is Nasar El-Arabi, Charlotte based real estate investor. It’s no mistake that we’re in a more challenging market for real estate investors these days than years past, but make no mistake, there are plenty of people absolutely crushing it in markets across the country. Today Nasar shares some of the keys to what it takes to be successful as a real estate investor today. You’ve got to be willing to work harder than your competition, stay sharp so you can outsmart your competition, and sometimes you just have to flat out outspend your competition. More than anything, you've got to stay focused on why you became a real estate investor in the first place. If you have a strong vision for why you do what you do, nobody can take that away from you! Please help me welcome Nasar to the show!

This is episode #407, and my guest today is Steve Carlson. Steve is a good friend of mine, and fellow Texan…as he operates in San Antonio. Today we talk about how to build your business to stand the test of time. To be a successful real estate investor, to run a successful business, and to build a business where you’re not doing everything yourself…you need 3 key things: 1. A team with the right people 2. A balanced business model with multiple exit strategies (so you can balance ‘today cash’ with long term wealth and cash flow). 3. Access to capital to fund your business Steve has been an investor for 20 years, through up and down markets, and shares a wealth of knowledge with us today. If you're new, you'll love today’s show. If you’ve been around for a while, today’s show may help you fill any gaps you have in your real estate investing business. Please help me welcome Steve Carlson to the show!

This is episode #406, and my guest today is John Martinez. Whether you know John yet or not, you're in for a very special treat today. John has evolved as the nation's leading sales trainer for real estate investors, and today is shares some amazing techniques with us so you can take your business to a whole new level! We all feel the competitive pressure across the country right now, yet some investors are completely crushing it. Some are giving up. What’s the difference? A lot of it has to do with truly being able to stand out with sellers that are talking to multiple investors, and position yourself as the person that they want to work with more than anyone else. Today’s show isn't about Lead Generation. It’s about converting more of the leads you already have. You're going to love today’s show. Please help me welcome John Martinez to the show!

This is episode #405, and my guest today is Jamie Wooley. If you're just getting started, or even a veteran real estate investor that feels the pressure of today’s more challenging market…today’s show is a must watch. Jamie started just 2 years ago, did over 100 deals last year in one of the nation’s most challenging market (my market, Dallas Fort-Worth), and is on track to do well more than that this year. I'm always inspired by investors that come into a challenging market and crush it…as they're not willing to make excuses as to why they can't be successful. In today’s episode, you'll learn more about Jamie, what’s driven her to rapid success, and the importance of having a passion to drive you towards success every single day. Please help me welcome Jamie to the show.

This is episode #404, and my guest today is Gary Harper. Gary and I have become very good friends, and I respect him tremendously…and I’ve recently asked him to start consulting my businesses. Gary is an expert at business process and design. Not so sexy, but critical for your business, and ultimately, your own financial well being. Many real estate investors, even if they achieve some level of success…end up ‘self employed’. They don't own a business…the business owns them. We want to get you out of that rat race, if that’s where you're at. Today we talk about why most real estate investors fail in scaling their businesses, and end up trapped. We'll also discuss how to avoid this, if you're just getting started, as well as how to change this situation if you're currently stuck. Please help me welcome Gary Harper to the show!

This is episode #403, and my guest today is Brett Snodgrass. Brett is a power player…and wholesaled 354 houses last year, which was double the year before. However, it caused some growing pains, and Brett has found that bigger isn't always better. As a real estate investor, it’s critical that you have a vision for what you're trying to create. Many of us started in this business for freedom. Financial freedom and time freedom. However, even if you're only doing a few deals a month…you may become enslaved to your own business if you're not careful. Today we talk all about building a business that helps meet your vision, and building a team that can help you not only make your business more successful, but help add more balance in your own life. Please help me welcome Brett Snodgrass to the show!

This is episode #402, and my guest today is Obi Dorsey. As real estate investors, many of us are ‘hunters’. We're always looking for opportunity. However, that also exposes us to lots of ‘shiny objects’ that more often than not get us sidetracked and causes us to lose focus. The beauty of the opportunity as a real estate investor is that a relatively small number of deals can literally change your life. The downside of that is it would be easy to miss out on one seemly little thing and have a super profitable deal never even happen…as we were focused on something else. Today Obi and I discuss the importance of staying focused, avoiding shiny objects, and saying “No” much more, so you can achieve your goals as a real estate investor. Please help me welcome Obi Dorsey to the show!

This is episode #401, and my guest today is Adrian Nez. If you've been around me for even a little while, you know that I believe that successful real estate investing starts with becoming a lead generation expert. Simply put, if you don't have leads, you don't have a business. Getting good at lead generation is part art, and part science, and today Adrian is going to share his thoughts with us. Adrian is widely known as a lead generation expert, so you'll want to listen closely to the information he’s sharing! Today we discuss what’s working now, how to get started or shift your lead generation efforts, and the importance of talking to your customers differently and not treating them all the same…as they all have different problems they've come to you to solve! Please help me welcome Adrian Nez to the show.

This is episode #400, and today’s guest is my friend Jason McDougall. Many new real estate investors that are successful end up working long hours, and doing everything themselves. It’s not easy to build a business from scratch, and also have the resources to afford to have others to outsource some of your tasks to. Aside from that, many investors feel that they can do certain tasks better than anyone they’d outsource them to. Here’s a fact…that may be true. However, if you're doing everything in your business…the business owns you, not the other way around. Jason is an up and coming investor, and is well on his way to financial freedom through real estate investing. But, he’s having some growing pains to go from a one man band to a business owner. Today he shares his lessons learned, and we discuss his go-forward plans. You're going to learn a lot from our discussions…don't miss this show! Please help me welcome Jason McDougall to the show!

This is episode #399, and my guest today is Brandon Barnes, CEO of Home Buyers Network. I got to know Brandon after he joined our real estate mastermind, www.InvestorFuel.com. His team had some impressive stats – doing 30-50 deals per month…and only their 2nd year in the business, by investing in many different markets. But, many of their deals were small profits…which they were trying to overcome with even more volume. Brandon ultimately realized that ‘units’ don’t matter, and their business would be better by expanding deeper into each market than going wider into more markets. There are some extremely powerful lessons shared in today’s episode for both brand new investors, as well as those looking to expand. Bigger isn't always better, when it comes to real estate investing, and many investors lose focus on the freedoms that attracted them to this business in the first place. Please help me welcome Brandon Barnes to the show.

This is episode #398. Today I have the pleasure of interviewing Tyler Thompson. Tyler had done several deals over the course of many years, but it wasn't until going through our coaching and mentoring program (www.TheInvestorMachine.com) that he learned how to truly treat his business like a business. Since that time, he’s started doing deals regularly, and he shares some details with us on two recent deals where he’s earned $32,000 and $70,000 respectably. These are great success stories from someone started to see consistent and highly profitable deals by taking action. Tyler is also in a relatively small market, so deals like this aren't just for the larger market folks. We also discuss lead generation tactics for small markets, and how they're different than what we see in larger markets. Let’s go ahead and get started with today’s show…

This is episode #397, and my guest today is Steve Rozenberg. Steve is a real estate investor, owns a property management company that manages over 800 doors, and an inspiring entrepreneur. As we continue to get the new year started, we want to make sure you don't get too comfortable letting up on your new year goals…so we talk about planning for success today. It’s common for people to set goals based on someone else’s dreams, and to focus often too much on business or money goals…vs. all the other things that are important in our lives. Today Steve and I talk all about goal planning, how to define what success means to you personally, and the daily and periodic rituals to go through to help you crush your goals. Let’s get started. Please help me welcome Steve Rozenberg to the show!
